Residential Contract Options

Material-contract solutions with clear scope and practical control.

Select the contract model based on your budget, material-control preference and the execution responsibility you want MVDI to manage.

Choose your contract model

The correct contract model avoids confusion during execution.

Every residential project has different needs. Some clients prefer to purchase all materials themselves; some need partial material responsibility; others want a complete material-and-labour execution approach.

  • Scope definition before rate discussion
  • Clear inclusions and exclusions in the quotation
  • Brand and specification discussion where applicable
  • Stage-wise work planning and billing structure
  • Change-work discussion before execution

Final cost, scope, materials, approvals and completion period depend on drawings, site condition, client selections and contract terms. A site review and detailed BOQ are required before final commitment.

A material contract should always be supported by a clear scope, work stages and material responsibility list.

Flexible packages

Three ways to structure your residential construction work.

The final content of each package is confirmed project by project. These are practical starting models for discussion.

Labour Contract

Client procures construction materials; MVDI manages agreed labour execution.

  • Skilled labour deployment for agreed work
  • Site-level execution coordination
  • Useful when the client wants direct material control
  • Scope can be split by civil / finishing packages
  • Material purchase, delivery and storage remain client-managed unless agreed

Full Material Contract

Complete construction material and labour responsibility within the agreed specification and scope.

  • End-to-end execution for defined civil and finishing work
  • Material coordination according to approved specification
  • Single execution point for the agreed project scope
  • Stage-wise progress and quality discussion
  • Best suited to clients seeking consolidated construction management

Common questions

Material-contract FAQ

Can you quote only on a per-square-foot rate?

A preliminary rate range may be discussed, but a final commitment should be based on drawings, specification, scope, site condition, height, structural complexity and exclusions. A BOQ provides better clarity.

Can the client select material brands?

Yes. In a semi-material or full material model, the brand list and specification can be discussed before finalising the commercial proposal.

Do you provide approval drawings?

Approval coordination may be discussed based on project location and consultant requirement. Formal approvals are handled through the applicable registered professionals and authorities.

Can you take renovation and new construction together?

Yes, provided the existing-condition assessment, sequence of work, access conditions and scope boundaries are properly reviewed first.
